DIY Conveyancing--Settlement of Land

What a day its been ....JG Becomming PM, VS becomming a LL...Great feeling that i could do my own conveyancing and the settlement was as smooth as Silk...
If you have Time and passion to do your own things i would recommend DIY conveyancing if you buying land from Landcom at The Ponds..

Read the Contract from end to end and see any restrictions on the use of land
anything you see ,better get in Touch with a solicitor.Lot easy to deal with other party solicitor rather asking a solictor to ask on behalf....

Things you need at Exchange of Contract:
1. Read the document and ask any doubts to other party solicitor.
2. Sign the documents and get a cheque and handover in person

Things generally You need at settlement would be
1. Transfer certificate.(You only get after you paying Stamp Duty, Form availale on Land Titles office website)
2. Notice of sale or Transfer of sale document (Blue colour Get from Land Titles office as its not available on Net)
3. Contract of sale Document(Landcom would provide during settlement)
4. Settlement Document fom Landcom Conveyencer.(After you sent settlement documents)
5. Final search document (You should only take on the day of settlement from espreson)

I would admit landcom conveyancer was very helpful and very quick to answer any questions you ask..Great lady & my Sincere Thanks for all the Help.

At last i now own a Piece of Land in Australia..But hang on Not yet ..I was told by my Bank manager i have to wait 30 yrs before i pay my Mortage and Jump in Joy that i own a land...

Why Eagle S2 design?

After lot of dilly-dallying finally we settled on te eagle S2 which is on display at Oran park with slight modifications. Our requirements was..
1. We want to have NOrth Eastern Entrance which the main garage perfectly Fits.
2. we wanted a South eastern Kitchen which when we flipped the Family and Kitchen we were able to make it.
3. Our last requirement was to have master bedroom at the back on the south which we could only make it partially where the fourth bed was eually big..
4 last was we always preferred to have a formal lounge rom before the family which could be found in the plan...
Some of things which we did not have in our intial plans but make us in favour of eagle design was Theatre room & Alfresco...
Also there was good privacy between the first two beds to the third and fourth bed...
Above it has a display home and more importantly which was in our Budget range.....
Above all we were able to make justice to our frontage of 16.38 Mtrs with this design...

We did not go for too many extras as we decided we will do it slowly few years down the line..
Only extras we went were the
1. Extra garage which was not in eagle S2 design (Making POnds requirement 5.5 X 5.5)
2. Ceaser stone bench tops to kitchen area.
3. Full Alfresco as dispalyed.
4. Sliding doors to alfresco & Garage entry from Inside.
5. All 450 Mm eaves on all the four sides
6. Upgrade to deluxe package worth fee freebies..Ducted vaccum, alaram, contour roof tiles, Glos Kitchen cupboards..

All in All I ended up with Eagle Home with an Eagle design making me an Eagle fan which i am already a Big fan of Eagles band almost 13 years back when i first heard the "Hell Freezes Over" Album from the eagles..
It reminds me of my Enginering days where there was not a single day passed without listening to Desperado & Hotel California from Eagles "Hell Freezes Over" on my Sony Walkman....
Loks like there is a Strong Bond between Myself and the word Eagle....and i am happy we choose Eagle...Cant wait to play the Eagle DVD i have now in my New Eagle Theatre Room...

Why Eagle Homes?

When we taught no more weekends to Vist Open Homes we were wrong, Last 8 weeks were bit hectic travelling to Oran park, Kellyville Home world, Middleton Grange , Warwick farm etc in search of finding a House which suits our taste & Fits on our Block. Most of the houses we saw were similar in design and were bit of old fashioned houses where you had all beds on one side of the house and the rest on other opposite side. We had three preferences and our first preference was always Eagle Homes, Second was Allworth Homes and the last was A V Jennings.
Main reason i has to go with Eagle Home was their Cost and the design of the House which suits our Taste. I would had to admit their Tender process is SLow, But we were on Tight budget and the Display House at Oran park was just what Mrs D has ordered for and fits in our Budget and Block. (B&B)...
So our Dream of a Quite weekend is Yet to come and hopefully once it goes to coucil we can relax a Bit?
